The Quayside Townhomes project represents a significant investment in protecting and upgrading one of Miami’s large waterfront residential communities. This $2 million program encompassed a full building envelope and roofing enhancement initiative designed to improve long-term performance, structural reliability, and aesthetic consistency across the property. The scope included 80,000 square feet of flat roofing replacement, structural repairs to the mansard areas, and a comprehensive painting and waterproofing system tailored to withstand Florida’s demanding coastal environment.
Over the course of the project, Fortify coordinated a highly detailed sequence of work across multiple occupied townhome buildings. The roofing replacement required full tear-offs and installation of new, high-performance systems designed to meet current code requirements and provide increased resistance to moisture intrusion. Structural repairs were executed on mansard transitions and exterior framing elements, addressing areas of deterioration and restoring the integrity of the building’s perimeter conditions. The team then applied a new exterior coating and waterproofing system, including sealants, protective membranes, and high-quality paint finishes to unify the appearance and enhance the resilience of the community’s exterior envelope.
One of the primary challenges on the Quayside project was working within a fully occupied residential environment while maintaining resident access and minimizing disruption. Phasing roofing work, coordinating structural repairs, and applying coatings around daily resident activity required a disciplined approach to scheduling, logistics, and communication.
