Our firm was selected to perform a comprehensive exterior restoration of Winston Towers 500, encompassing the entire residential tower. The project included extensive concrete restoration, painting, waterproofing, and the complete replacement of the balcony railing systems throughout the building. The scale of the work, combined with unforeseen structural conditions discovered during construction, required significant engineering coordination and ultimately presented an opportunity for our team to deliver a creative value-engineered solution for the association.

 

During the balcony railing replacement, it was discovered that the existing balcony edge slabs did not contain the reinforcing steel configuration required to accommodate the new railing system under current requirements. The initial repair detail called for individually opening each railing post location and installing a U-shaped reinforcing steel detail. With hundreds of post locations throughout the tower, this approach would have been extremely labor-intensive, disruptive, and costly to the association.

 

Rather than simply proceeding with the more expensive repair, our team developed an alternative value-engineering concept. We proposed uniformly removing approximately two feet of the perimeter edge of the balconies and reconstructing the edges with the required reinforcing steel incorporated throughout. This eliminated the need to perform hundreds of isolated repairs and provided the association with a substantially more efficient and cost-effective solution.

 

The approach delivered benefits beyond the immediate cost savings. Instead of leaving the building with numerous individually repaired railing locations, the balconies received uniformly reconstructed edge slabs throughout the tower. This created a consistent new structural substrate for the railing installation and allowed our team to provide the customer with a clearly delineated warranty covering the newly constructed balcony edge slabs.

 

Following the successful completion of the tower restoration, Winston Towers 500 again selected our firm for an extensive second phase involving the property’s garage, pool deck, and recreational amenities. This massive project included complete structural restoration of the parking garage, approximately 70,000 square feet of pool deck waterproofing utilizing a BASF urethane waterproofing system, and construction of new tennis and pickleball courts.

 

A centerpiece of the second phase was the complete demolition and reconstruction of the existing swimming pool structure. The new pool was constructed utilizing a single monolithic concrete placement—an extraordinary operation requiring nearly 20 continuous hours of concrete placement and coordination. Careful planning of manpower, concrete deliveries, equipment, inspections, and sequencing was essential to successfully execute the pour without interruption.

 

From the value-engineered balcony solution on the tower to the large-scale structural, waterproofing, and recreational improvements at the pool and garage, Winston Towers 500 demonstrates our ability to do more than simply execute a set of construction documents. By identifying opportunities, collaborating on solutions, and taking ownership of complex construction challenges, our firm was able to deliver significant value while earning the confidence of the association. The successful tower project ultimately led directly to a major second engagement and an ongoing relationship with another satisfied repeat customer.
