Our relationship with The Executive Condo in Miami Beach, Florida, began when the company was selected to perform a comprehensive concrete restoration, painting, and waterproofing program as part of the building’s required 40-year recertification. The successful project established what would become a long-term relationship with the condominium, its board, and management, with our team returning for multiple major restoration projects over the years.

The original scope included concrete restoration throughout the building, exterior waterproofing, and a complete painting program utilizing the Benjamin Moore Aura painting system. A significant component of the work included waterproofing all the building’s architectural eyebrows, addressing areas particularly susceptible to water intrusion and deterioration in Miami Beach’s demanding coastal environment. The work required careful coordination to complete extensive exterior repairs while maintaining the appearance and day-to-day operation of the occupied condominium.

The project was completed successfully, and the board and management were extremely satisfied with the quality of the work. Four years later, The Executive again selected our team, this time to perform a comprehensive restoration of the property’s entire parking garage and pool deck. The repeat engagement demonstrated the confidence the association had developed in our ability to manage complex structural restoration and waterproofing projects.

In 2021, we were hired yet again to return to the property for another building-wide painting project. The company was also entrusted with coordinating a significant rooftop project involving the installation of a new chiller. This work required close coordination between our firm, the roofing company, and the mechanical contractor to successfully integrate the new equipment while protecting the existing roof and building systems.

What began as a 40-year recertification restoration project has developed into a lasting client relationship spanning multiple major capital improvement programs. Our firm continues to maintain an excellent relationship with The Executive’s board and management and remains their restoration contractor of choice. The partnership demonstrates the company’s commitment not simply to completing individual projects, but to earning the long-term trust of the communities it serves.
